Who we are

California Porch is a website published and operated by Emma Rose Holdings LLC, a Michigan-based limited liability company. California Porch is the site's name, not a separate legal entity. References to "we," "us," or "our" mean Emma Rose Holdings LLC.

Informational use

California Porch explains public information and points readers to official sources. It is an independent starting map for California places, tools, guides, outdoor checks, property issues, and public offices. It is not a government agency and does not speak for one.

No professional advice

The site is not legal, tax, insurance, real-estate, medical, financial, engineering, or government advice. It does not create a lawyer-client, tax-adviser, insurance-adviser, or other professional relationship.

Use official sources

Public rules, fees, deadlines, forms, maps, and local policies can change. If a California Porch page and an official source disagree, use the official source. Agencies, courts, local offices, contracts, policies, permit files, current law, and licensed professionals control real situations.

Tools and calculators

Calculators, routers, and checklists are rough planning helpers built from stated assumptions. They may leave out facts that change a real result. They do not create bills, approvals, coverage, permits, benefits, deadlines, rights, or official decisions.

Accuracy, timing, and availability

We work to make the site accurate and useful, but public information changes and mistakes can happen. To the fullest extent allowed by law, the site is provided "as is" and "as available." We do not promise that every page is complete, current, error-free, or continuously available. Check the linked official source before acting on information that affects a deadline, filing, safety issue, legal right, insurance claim, tax, benefit, permit, property transaction, or large amount of money.

Emergencies

California Porch is not an emergency service or live alert system. For immediate danger, call 911 when appropriate and follow current instructions from public-safety agencies, emergency alerts, utilities, road authorities, or other responsible officials.

Outside links

California Porch links to public agencies and other websites. Those sites have their own terms, privacy notices, accessibility choices, and content. A link does not mean we control or endorse everything on that outside site.

Acceptable use

Do not attack, probe without permission, scrape at unreasonable volume, overload, interfere with, or misuse the site. Do not bypass access or security controls. Do not represent a California Porch summary, calculator result, or route suggestion as an official government, legal, tax, insurance, or professional determination.

Site content and names

The site's original writing, design, code, and branding belong to Emma Rose Holdings LLC or are used with permission, subject to rights that others may hold. Government materials, outside-site content, names, marks, and linked resources remain subject to their own rules and owners. You may link to public pages and use the site for ordinary personal reference. These terms do not transfer ownership of site content or permission to republish substantial portions of it.

Feedback

Send only feedback you have the right to share. We may use suggestions to correct, explain, or improve the site without an obligation to publish, credit, or compensate the sender. Do not use the feedback form for confidential records, legal notices, or personal advice requests.

Limits on liability

To the fullest extent allowed by law, Emma Rose Holdings LLC, California Porch, and the people who operate the site are not responsible for indirect, incidental, special, consequential, exemplary, or punitive losses arising from use of the site, inability to use it, reliance on its content, or use of an outside link. This includes lost profits, lost opportunities, lost data, and decisions made by agencies, courts, local offices, insurers, professionals, or other third parties. Nothing here limits a right or responsibility that applicable law does not allow us to limit.

Severability and no waiver

If a court finds part of these terms unenforceable, the remaining parts continue to the extent the law allows. A delay or failure to enforce a provision does not waive it.

Changes and corrections

We may update these terms and site content as the project changes. The date above identifies the current version. Material changes will be identified on this page or through a prominent site notice. Corrections and policy questions can be sent through the site feedback form.
